New boutique hotel in Belfast set for approval under The Dean brand
Plans for a stylish new boutique hotel in Belfast are moving forward, with approval likely to be granted soon.
The redevelopment of 34-44 Bedford Street and 6 Clarence Street will see the creation of an 88-room hotel featuring rooftop extensions, dining facilities, and a gym. The project, led by Oakmount and managed under The Dean brand by Press Up, is expected to preserve key architectural elements while modernizing the space.
TSA Planning has submitted the proposal, which includes a two-storey rooftop addition, alongside new restaurant and bar areas, and gym facilities. The plans, designed by TODD Architects, also involve the addition of dormer windows and both internal and external renovations.
The project will require Conservation Area Consent for the partial demolition of some existing buildings. A report prepared for Belfast City Council’s planning committee indicates that the height, scale, and design of the rooftop extension are appropriate for the surrounding area and comply with Conservation Area guidelines.
Traditional architectural features on the building’s ground floor, such as a recessed doorway, will be retained, while less significant elements will be replaced with a more traditional shopfront design that aligns with the character of the building.
The development is designed to safeguard nearby historic sites, including the Ulster Hall, ensuring they are not impacted by the new construction.
Approval for the project, including Conservation Area Consent, is recommended, subject to conditions and a Section 76 Planning Agreement.
