Ground has been broken at the site of the former Ebrington Barracks in Derry as work begins on a new four-star hotel.

The Stormont Executive has backed a £15m investment in the 152-bed facility and work will see the existing clocktower refurbished along with five other buildings on the former military base.

In total £7m of funding will come from the Executive office’s investment fund and another £2m from Invest NI.

Speaking at the site, First Minister Paul Givan said it was “another step forward” for Ebrington and the city.

“It continues to grow as a vibrant, modern city which is looking to the future with confidence – and there is a real sense of that optimism here today,” he added

“As today’s ideas become tomorrow’s opportunities, I will be watching with interest as potential turns into reality for Londonderry.”

Deputy First Minister Michelle O’Neill said: “Together with the Grade A office space due to be completed soon, this new hotel will bring a renewed sense of vibrancy and a real boost to the regional economy.

“I offer my congratulations to the developers and all who have played a part in getting us to this point.

“The commencement of construction on the Ebrington Hotel is a milestone day for Derry. This major investment will create jobs both during the construction phase, and after the hotel has opened.”

Hotel Developer Cecil Doherty said: “Our objective is to create and develop a 4 star Hotel to cater for the ever increasing popularity of our City as a must visit, exciting tourist destination.

“We are excited for its future specifically and the Ebrington site overall with our creation of 120 jobs locally along with the unique opportunity to repurpose and revitalise iconic historically significant buildings. Ebrington’s future is very bright.”

Plans for the hotel were unveiled in 2017 and Derry City and Strabane District Council approved them in 2018.

Work is expected to be completed on the hotel in the summer of 2023.

The House Collection’s NI debut may have been fairly low key, but the recent purchase of the north-west’s iconic Beech Hill hotel should be seen as the opening move in ambitious plans for a new chain of Irish boutique hotels. Managing director, Sam Harding, talks to Russell Campbell…

The Beech Hill hotel in Derry-Londonderry represents an initial foray into the local hospitality trade for The House Collection – the first step in what this partnership of like-minded entrepreneurs is hoping will eventually become a network of stylish country house hotels across Ireland.

Adam and Barry Kemp and Sam Harding bought the well-respected hotel on the outskirts of the city in the autumn from the O’Kane and Donnelly families who have owned and run the Beech Hill for the last two decades.

Five new jobs were quickly announced and the trio visited the 400-year-old property in October to reveal more of their ambitious plans for its development.

Their vision for the hotel involves re-packaging it as a leading Irish wedding venue and many of the improvements currently underway and planned at the Beech Hill are with that objective in mind. But speaking to LCN in December, House Collection MD, Sam Harding revealed that the partners have broader plans for their newest acquisition:

‘What we really want is for this place to be timeless, to look as if it’s always been here,’ he explains. ‘There are 28 bedrooms – 14 in the original house and 14 in the new wing – and eventually, we’re going to tell the story of the whole property and follow it through all of its 400 years. We’re going to look at each of the rooms in the original house and re-theme them so that each has its own identity.’

It’s part of a deliberate strategy by the partners who share the same vision of a boutique chain of quality Irish hotels:

‘We bought this particular hotel because it ticked the boxes for us,’ says Sam. ‘We’re not offering the sort of thing that you look to city centre hotels to provide. We want our offering to be unique and to tell its own strong stories. This is a 400-year-old building with a huge amount of history and we want people to come and stay here for the experience, not because they need to stay in Derry for meetings or whatever.’

London-born Sam Harding (38), comes to the House Collection with a strong background in retail and hospitality. A former marketing manager for leading sports brand, Reebok, he has also worked in the fast-paced environment of five-star cruise liners. He spent almost three years working for Merlin Entertainments, which owns the Alton Towers resort and he was operations director for Macau-based entertainment group, Melco for four-and-a-half years.

‘I have experience of the service and operating standards of some of the best businesses in the world and what we’re aiming to do is bring those standards into our business here in Ireland,’ Sam tells LCN. ‘There are lots of family-owned, country house hotels in the UK and Ireland that have been run by the same people for years, run their own way. What we aim to do is run each of our hotels as professionally-organised businesses.’

The three partners have known and worked with each other for around 10 years and at one time, Barry and Sam worked together on a project in the Middle East.

While Sam oversees the business as a whole, Barry uses his background in the hospitality trade to take care of the day-to-day running of the business while Adam – an aeronautical engineer by trade – ensure that the right systems and processes are in place.

As well as the Beech Hill, The House Collection also owns a gastro-pub called The House in Donegal Town, which it opened a year ago. It currently has a five-star rating on Trip Advisor.

This is the fledgling group’s first business in Northern Ireland and Sam says that they’ve found the hospitality environment here to be ‘fantastic’.

‘The thing for us is that we specifically focus on the north-west of Ireland,’ he says. ‘We think that it’s the most beautiful part of the country along that Causeway Coast to Donegal and the Wild Atlantic Way. The south coast of Galway and Cork and Kerry have got a lot of attention, but we feel that this area is still somewhat untapped from a marketing perspective and it’s much more raw and beautiful for that reason.

‘This is a 400-year-old building with a huge amount of history and we want guests to come and stay here for the experience they will have.’

As for the Beech Hill, work is currently underway to create a new cellar restaurant and pub at the hotel. Offering around 80 covers, that work should be finished on schedule by April.

‘In the longer term, our biggest focus is going to be on weddings, we really want to be seen as the best wedding venue and the best four-star hotel in the city,’ says Sam. ‘Eventually, we want this to be the complete wedding and leisure venue where people come to spend the weekend, take in the grounds and just have a really good time.’

The House Collection has a clear vision in place and the group intends to grow in 2019 with the acquisition of other properties. Negotiations have already started with interested parties in the region.

‘We have been building the base of the group structure since we acquired Beech Hill and we see this as the perfect place to build our model, then roll it out across other properties,’ said Sam. ‘We want to be careful and selective and we want the right properties that are unique and present us with great opportunities.’

‘We want to be careful and strategic with this, we have to find the right properties.’

Another focus for 2019 will be on staff. Sam says that they want The House Collection to be seen as an employer of choice:

‘We want people to see hospitality as a career, rather than somewhere that they work an 80-hour week for two years and burn themselves out,’ he adds. ‘We believe there is a big difference in customer service and hospitality. Customer service is a skill, but hospitality is the personal touch and we think we’ll make a bigger difference because of that.

‘What we want is to have hotels that are quintessentially Irish because when people abroad think of Ireland, they see it in warm and friendly terms, but that’s very often not what they get when they arrive.’

The Beech Hill Country House Hotel on the outskirts of Derry-Londonderry has changed hands and as its erstwhile owner, veteran hotelier, Patsy O’Kane MBE moves on to enjoy her retirement, she’s been talking to Russell Campbell…

“Everybody said that it would never work. Who would want to take on a listed building with all the obligations that go with it? But I just had this vision, I just thought that this was somewhere that could be something…”

Veteran hotelier, Patsy O’Kane MBE casts her mind back, recalling her earliest memories of the grand old country house on the outskirts of Derry-Londonderry which would eventually become her life’s greatest work.

Earlier this year, Patsy stood down after three decades at the helm of the Beech Hill Country House Hotel, signing off on a deal that sees the 31-bedroom luxury venue sold to a company called The House Collection, owned by brothers Barry and Adam Kemp from Donegal.

It was a bittersweet parting for Patsy. She had championed a plan to buy the old house from the moment she first saw that it was for sale in 1989. Despite the unforgiving financial climate at the time in Northern Ireland and the misgivings of her father, Leo Donnelly, an experienced hospitality operator, she knew she could make a go of the project.

“I just love heritage, culture and all that sort of thing,” says Patsy. “Old houses, hospitality and entertainment, I think all that goes hand-in-hand.”

Her tenacity paid off. In her three decades of ownership at the Beech Hill, Patsy almost tripled its quota of bedrooms and established the hotel as one of NI’s leading wedding venues. During that time, the four-star Beech Hill has also played host to a remarkable array of celebrity guests including Bill and Hilary Clinton, Ted Kennedy, John Carey, Will Ferrell, Seamus Heaney and Stephen Rea.

At first glance, the hotel trade seems an odd destination for a trained occupational therapist. And Patsy O’Kane had already obtained work in her chosen field, securing a post at Altnagelvin hospital on the outskirts of Derry-Londonderry at the start of the 1970s. Her husband, Joe, was a teacher at nearby Faughenvale.

But Patsy came from a family with strong ties to the hospitality trade. Her father, Leo Donnelly, was the owner of a very successful fish and chip shop in the mid-Ulster market town of Magherafelt. In 1971, he acquired the property next door and went on to open The Arches, one of the region’s first licensed restaurants.

During those years, Patsy was studying for her career in occupational therapy but she returned faithfully to her home town at weekends to play her part in the family business.

“I think hospitality is just something that’s in your DNA,” she remarks. “You are what you see at home.”

Patsy was intrigued by the old Beech Hill property when it came up for sale in 1989. The original house had been built by the wealthy Skipton family in the early 1600s, but was twice burned to the ground before the present dwelling was erected in 1729.

Patsy was convinced she could make a go of the property as a luxury hotel, but her father didn’t share her enthusiasm:

“I asked him to consider it, but he wasn’t interested,” she recalls. We were in recession then, places were closing down everywhere and my father valued security. He couldn’t understand my mentality.”

Patsy persisted, however, and eventually she prevailed. She and her father went to view the property and subsequently, they took it on. After a period of refurbishment, the hotel opened in April, 1991. It had just 12 bedrooms initially, but the character of the original house had been largely preserved.

“Changing a listed building means you’re into a lot of money and so you try to upgrade things rather than change everything,” says Patsy.

Leo kept his restaurant in Magherafelt open, eventually selling it on in 1989 following his retirement. He then transferred his efforts to the Beech Hill where he helped Patsy keep on top of building maintenance.

Over the years, the hotel’s room quota grew to 30 and a wild garden was cultivated alongside an all-year-round marquee as the Beech Hill established itself as a leading local wedding venue.

And it wasn’t only among the guests that celebrity was to be found. There were notable names among the staff too, including leading NI chefs, Michael Deane and Noel McMeel.

In 2014, Patsy’s services to hospitality were recognised when she received the MBE at Buckingham Palace and two years later, she was back for a royal garden party, her first official engagement as the new High Sheriff of Derry-Londonderry.

Patsy admits that leaving all of that behind will be a wrench:

“I’m going to miss it,” she concedes. “But it’s time to support my own family now and I have been in Dublin a lot recently. “My two girls live there and have small children and it’s great that I can just go down and help them one or two days in the week.

“As for the future, I am probably going to do things but I haven’t really thought about that yet. I still have lots of energy. I am still very passionate about hospitality and I feel that I have a lot of experience that I really should share with people. We did a little of that at the Beech Hill, we would take school children for a morning and explain a little to them about what hospitality was all about…It’s important to let them see that hospitality isn’t just a job, it’s more than just a bed and a breakfast, it’s what you can make of it and that the philosophy we operated on. People were coming into our home and we hoped they felt the warmth and the care and effort that we put into it,” she says, and she adds:

“Hospitality isn’t the end of the road, it’s the beginning of a beautiful career.”
